Building Permits & Inspections
Welcome to the City of Sherman Building Inspections. We are here to assist residents and contractors by providing a safe working environment and to ensure compliance of the building codes, ordinances, regulations and standards set forth by the city and other regulatory agencies are met by issuing permits when required, reviewing plans and performing necessary inspections on buildings and structures during the construction process.

Purpose & Need of Building Permit
There is often considerable concern about the purpose of and need for building permits. The requirement of building permits is mandated by the adoption by the City of Sherman of the International Building, Residential, Fire, Mechanical and Plumbing Codes and the National Electrical Code. The purpose of permits is to ensure conformity of the adopted codes by allowing qualified city inspectors to investigate and examine the work.
The City of Sherman is under the 2018 ICC Building Codes and the 2020 National Electrical Code. See Chapter 3 of the Sherman Code of Ordinances for more information.
When Permits Are Required
Permits are required when there is new construction to a building, as well as some repair work or alterations to an existing structure. In addition, when a building is to be remodeled, renovated or enlarged, a permit is required. New work consists of any new construction, commercial or residential, from vacant ground to a completed new structure.
