Storage / Accessory Structure Permits

Requirements
The City of Sherman requires a permit for storage / accessory structures and fences. Requirements are as follows:
  • Provide the layout / site plan of all buildings and structures, including swimming pools, on the lot.
  • Provide dimensions of the proposed storage / accessory building.
    • Note the location and width of any utility or drainage easements.
    • Note setbacks from property lines and adjacent structures minimum setback requirements:
      • Front: 60 feet from front property line
      • Side (interior lot line): 5 feet from side property line; structures may not encroach into drainage or utility easements.
      • Side (corner lot adjacent to side street): the minimum side yard setback from said street is 25 feet from the property line; structures may not encroach into drainage or utility easements
      • Rear: 5 feet from rear property line; structures may not encroach into drainage or utility easements.
  • Separation between structures must not be less than 6 feet.
  • In no case shall the total floor area of all accessory buildings or portions thereof within the required rear yard exceed 30% of the area of the required rear yard (the rear 25 feet).
